Property Overview

Manor:
Neo-classic French country house originally built in 1932 with approximately 4,800 sq. ft. (3 bedrooms, 3 1/2 bathrooms with the possibility of adding a 4th bedroom). The entire house was totally restored/rebuilt to modern code specifications, including insulation and all systems and completed for occupancy in May 1989. 

Fountains: 6 exterior lighted fountains with in-ground control vaults for systems Driveway: Approximately 1,000 feet of blacktopped and curbed drive (18' wide minimum - 20' wide around front circle). Blacktop is a minimum 3" thick laid in two passes over a minimum of 8" of crushed limestone with the sub-base being hand compacted and jetted every 9+ inches.

Exterior Walls: Entire exterior of manor unskinned and reclad with custom cut Lake Winnebago lannonstone.

Roof: Entire roof removed and replaced with dark grey Vermont slate using extra waterproofing paper between courses of the slate tiles.

Exterior Metal: All flashings, gutters, flat roof sections and valleys replaced with copper.

Cast Iron: All exterior cast iron trim and columns replaced with ones with cast iron oak leaf patterns.

Millwork: All exterior mill and dental work faithfully replicated from the original pattern and custom field fit using a 21" radial arm saw to ensure tight and plumb joints. All shutters are full size, working shutters.

Interior Walls: All interior walls and ceilings removed and replaced with modern code insulation, blueboard and plaster.

Glazing: All window and door glass replaced with thermopane E-glass.

Hardware: All hardware Baldwin solid brass and porcelain.

Doors: All doors, except French doors, replaced with solid core wood doors. French doors replicated from originals and glazed with thermopane E-glass.

Flooring: Main floors replaced with 2 1/4" oak, finished in place with Swedish "Glitza" finish. Foyer flooring replaced with open vein travertine marble. Second floor has wall-to-wall carpeting installed over pad. Roppe rubber tile in basement.

Bathrooms: All bathrooms have full height travertine marble tile walls and floors with all new period fixtures and lighting.

Kitchen: Modern sinks, hardware, and appliances: Sub Zero refrigerator, double Jenn Air ovens (including convection feature), Jenn Air grill and cook top, Quasar microwave and Kitchen Aid dishwasher. Built in appliances and all white custom cabinetry with Fountainhead countertops that include island with ample counter area and cabinet space.

Electric: Main service expandable 1200 amp.120/240 volts, 3 wire 300 amp. automatic stand-by natural gas generator that will carry the entire electrical load of manor, winter or summer. All power lines buried underground inside the property line. In-ground piping installed and available from the house to the property line to run future cable for TV and gate security wiring. All electrical panels and wiring are new with all wiring run in conduit (not Romex).

HVAC: Multiple zoned heating and air conditioning forced air systems: 5 heating and 6 air conditioning zones with a separately ducted and controlled commercial humidity system. In addition to the main HVAC system, is a hot water boiler that provides heat for the crawl space, utility basement, and garage. The garage has a separately ducted and controlled exhaust fan.

Audio System: Hi-Fi audio-stereo speaker system installed throughout the interior with two speakers on the outside terrace - auto control throughout the house.

Security: Honeywell central station alarm system on dedicated line for burglar, fire, smoke, and sump pump. All outside lighting controlled by photocell through master contractor.

Plumbing: Water treatment system on well (Lake Michigan quality) with 100 gallon quick recovery gas hot water tank. Full time recirculating pump on hot water system for virtually instant on hot water at any tap. In addition, a reverse osmosis system was installed for drinking water. The garage has a separate 40 gallon gas hot water tank.

Fireplaces: Four gas starter fireplaces with separate combustion air supply vents in country kitchen, living room, dining room, and master bedroom.

Garage: 3-car heated with floor drains. 5" slab reinforced with road mat. Hot and cold water with slop sink and hose spigot. 2 natural light wells with round windows. Work bench and storage cabinet. Commercial triple basin installed for environmental protection.
